Successful development of a 136 unit waterfront condominium project in Tierra Verde, Florida
UPC Insurance Headquarters Development and Sale – Brokerage and Development (City Block)
TSC previously handled the acquisition and renovations of UPC’s headquarters in downtown St. Petersburg. TSC was once again retained by UPC as a development consultant to partner with an Atlanta based residential developer, the TPA Group and Moffitt Cancer Center to acquire an adjoining city owned parcel, assemble with existing owned land and acquire appropriate governmental approvals to redevelop the site to include luxury apartments and a world class cancer center along with UPC’s office building. After more than a year of negotiations and receiving final approvals from the city’s Community Benefit Advisory Board, the Mayor of St. Petersburg decided to “pull” the city parcel from the deal, essentially killing the re-development opportunity for the client. UPC then directed TSC to immediately place their HQ property on the market for a sale, ideally within a 6-month time frame or prior to years end. TSC developed a marketing strategy and was able to attract multiple offers at or above expected market pricing. A successful transaction was negotiated within the allotted time frame.

American Coastal Insurance – Tenant Representation (13,594sf)
TSC previously handled the acquisition, renovation and eventual sale of the clients then current 40,000sf headquarters facility. With a strategy to downsize and update its business model, American Coastal was interested in a move and wanted to consider downtown and Gateway market locations. They retained TSC as their representative. TSC conducted a search of suitable buildings and spaces in both markets and provided the client with viable options in both markets. Best and Final proposals were solicited on tenants behalf for two Carillon buildings with the 570 building selected as the new headquarters for American Coastal. TSC handled lease and TI negotiations on behalf of American Coastal insurance.
Traub Leiberman Law Offices-Tenant Representation (16,988 RSF)
Traub’s lease in the First Central Tower was set to expire within 12 months. The Stroud Corporation (TCS) negotiated the last renewal and expansion for Traub, but the firm was interested in updating and reconfiguring their space with minimum disruption. After conducting a detailed search of the downtown St. Petersburg market and extensive talks with their current landlord, it was determined that renovating in place would prove difficult and cost prohibitive. TSC was able to locate a “one off” space that became available in the Raymond James Museum building which provided exclusive tenancy, existing build-out that was reusable, and “in place” furnishings that could be incorporated into Traub’s design plan. TSC negotiated ample tenant improvement dollars from the landlord, enough rent concession to bridge build out and occupancy, and allow a seamless move to the new space. TSC handled lease negotiations, tenant improvement pricing and project management.
Climate Design – Brokerage (10,000 sf Warehouse/Manufacturing)
TSC was retained by the Climate Design board of directors, an ESOP owned company, for the purpose of assisting in the negotiation and drafting of a lease agreement to be used in connection with a proposed business sale and leaseback of real estate. After successfully working out a lease with both the business buyer and ESOP, ESOP engaged TSC to establish a fair ask price and then list the property for sale. Within weeks after entering into the listing agreement, TSC obtained multiple offers for the property, all in excess of the ESOP’s initial pricing expectations. A local, all cash buyer was selected, and the deal closed within three weeks of listing.

J. Mark Stroud, President
Mr. Stroud is a recognized industry leader, with more than thirty years as an expert in commercial real estate development, brokerage, management, valuation and consulting. Prior to re-forming his own firm, Mr. Stroud served in leadership roles in several real estate investment firms. Mr. Stroud served as president of the Edwards Realty Group, a St. Petersburg based investment and development firm; regional principal and member of the investment committee for Marcus Partners, Inc., a Boston based private equity firm; COO of Osprey Management Company, LLC, a Michigan based real estate investment firm; President & CEO of Echelon Real Estate Services, LLC and Vice President of Echelon Development, LLC, a St. Petersburg based NYSE traded real estate development company.
Mr. Stroud graduated from The Florida State University with a BS in Real Estate and holds the MAI and CCIM designations. He is very active in the community. He is the Immediate Past Board Chair for Johns Hopkins All Children’s Hospital and remains on their Board of Directors. Mr Stroud previously sat on the Johns Hopkins Medicine Board of Directors.
